The following are the material conditions of Lease:—TEßM: In the case of Lot 26, Victoria Street West, the term of lease shall commence on date of acceptance of tender and expire on May 18, 1952 In all other cases the lessee has the alternative of a 50 years' lease, with increase of rent by 50 per cent at the end of the first 2o years, or a lease for 21 years, renewable for three terms of 21 years (making 84 years in all), lessee to have the option of the rent being fixed by valua tion at the end of each 21-year period, or of the new lease being put up to Public Auction (see provisions of Section 5 of the Public Bodies Leases Act, 1908, and first and second Schedules thereto) ; lessee to pay rates; lessee not to assign or sublet without the consent of the Board; lesse« to repair; lessee not to erect buildings unless plan first approved by the Board copy of such plan to be supplied for retention by the Board; lessee to insure, and in the event of fire, insurance money to be expended in rebuilding. Where buildings exist on the Sections the successful tenderer must purchase the buildings at a price to be arranged with the Board. Tbe highest ox any tender will not neces snrily be accepted.
