The following are the material conditions of lease :—Term : Lessee to have the alternative of a 50 years' lease with increase of rent by 50 per cent at the end of the first 25 years, or a lease for 21 years, renewable for three terms of 21 years (making S4 years in all) ; lessee to have the option of the rent being fixed by valuation at the eml of each 21-year period, or of the new lease being put up to public auction. (See provisions of Section 5 of the Public Bodies' Leases Act, 1908, and first and second Schedules thereto.) Lessee to pay rates; lessee not to assign or sublet without consent of the Board : lessee to repair; lessee not to erect buildings unless Ulan first approved by the Board, copy of such plan to be supplied for retention by the Board; lessee to insure, and, in the event of fire, insurance money to be expended in rebuilding.

Where buildings exist on the sections the successful tenderer has the rigSt to purchase the buildings at the price flxed by the Board. The highest or any tender will not necessarily be accepted.
