TENDERS FOR LEASE, FISH MARKET AND SITE. Alternate Tenders are invited by the Auckland Harbour Board for the lease of: (a) The property known as the Municipal Fish Market, having a frontage to Customs Street West of. 100 feet, with a depth of 120 feet, being Sections 1 and 2, Block XIX. of the Board's reclamation, at present occupied by Messrs. Munro Bros. (b) Lot 1, Block XIX., part of abovedescribed land. (c) Lot 2, Block XIX., other part of above-described land. Each tenderer shall state when tendering whether he requires the whole or which, section. ~ Each tenderer shall have the option and shall in his tender state whether he requires:— 1 (1) A Lease for 50 years (rent increasing 50 per cent after the first 25 years). (2) A Lease for 21 years, renewable for three further terms of 21 years each (making 84 years in all), rent being fixed by valuation at the end of each period of 21 years, or the Lessee can have the new Lease put up to auction in accordance with Section 5 of the Public Bodies' ' Leases Act, 1908, and the First and Second Schedules thereto. (3) A Lease for 10 years. In the case of a lease for 50 years' term or 21 vears renewable, the Lease shall contain a" covenant by the Lessee within 10 years to 'demolish the present buildings and erect new buildings in accordance with plans and specifications to be approved by the Board. ■ In . the case of a Lease of one section only or both separately, the Eease shall contain a covenant to forthwith erect a sufficient dividing wall in the present building. In addition, each Lease shall contain covenants by the Lessee: To put the present building in good order and condition. Not to assign or sublet without the consent of the Board. To repair. Not to carry on offensive trades (fish business not to be deemed offensive). Not to, erect buildings without approval of Board to plans "and specifications. To insure in joint names. In case of fire insurance moneys to be expended in rebuilding. Power of re-entry by lessor on default of breach of covenant.
