TAUMARUNUI LAND SALE.

(From Our Own Correspondent) TAUMARUmjI. Wednesday; The long expected sale of Wanganui River Trust Lands took place, this afternoon in the Theatre Koyal. Mr Harper (of Williams and Harper, auctioneers, Wangaont) wielded the hammer. There was a large attendance of prospective buyers, about 300 ' being present. The conditions,of sale were read, providing' for a 21 years' lease, with a right of renewal for a further period of 21- years, prices bid to be the annual rental for the first term,-the rent for the sneeeedterm to be' fixed at a price not exceeding 3 it per centum on the unimproved capital value. A number of questions were asked regarding the conditions of lease, ! which were satisfactorily explained, especiallyclause No. 31, relating,. to.\ compensation; . the chairman ot the River Trust (Mr T. D. i Cummins) definitely stating that On the expiration of the first 21 years any. Incoming ; tenant would have to satisfy i the outgoing tenant as to payment for the letter's im- . provements before the Trust would grant the former n title. The auctioneer opened by. asking otters for section A, block IV. The upeet.was , fixed at 1/6 per acre. Only 1/3 was offeredj . and the section passed ln. From this time on, however, bidding was animated, .each ~, lot being subjected to keen competition, j and prices ranged from 1/C in theoase of ( the larger farm* to 3/ per acre, while the., smaller farms brought from 7/6.t0-2*5/ .per . acre. The 9to 13 acre lots gave all present an opportunity, and bids came in briskly, ' making Mr Harper's'task a very easy one, prices realised ranging from 13/6 for sec- „ tion 26 to 50/ per,acre for section No. 31; the average price for. the smaller sections ~ beins about 25/ per acre per annum. V The only section not quitted was the'first one offered. The sale is regarded as being extremely satisfactory.
