The annual report of the New Zealand and Elver Plate Land Mortgage Company statee:—"Circumetunces have been .exceptionally favourable, and the net profit, exclusive of the amount brought forward from tiie preceding year, amounts to £4d,BW, and compares with £40,795 for the year ended October 31, 1908, •being an increase of £5705; .By the addition of £5064 brought forward from the preceding year, the balance to the credit of profit -and loss account amounts to £51,360. Out ot this sum an interim dividend of 4 per cent for the half year to April 30 last was paid, amount nj? 10 £12,000, leaving a sum of £39,565, w-hlch. the directors recommend should be applied thus: To payment of dividend of 4 per cent, making with the interim dividend of 4 per cent, a total distribution of £24,000, being is per ceat for the year, £12,000; to , reserve (making the reserve £260,000), £22,000; to be carried forward, £5563; £39,565. The. retiring director is Mr H. J. Gibbs, who will offer nlmself for re-election.

Sheepskins; Market brisk. Best butchers' skive, large to 8/6, good lines 5/ to ti/'J; country dry skins, large to 5/9, medium 3/0 te 4/6, small 1/3 t0.2/9; lambs and pelts, 2/ to 2/10. TallOTv: Market advanced. Best mixed, to £20 10/; good, 23/6 to 25/9; inferior, 20/6 to 21/6; rough fat, l*d to ljd per lb.

Heavy draught horses sold at from £23 to £32 10/; medium, £17 to £23; light harness horses and hacks, £7 to £14 10/; ponies. £2 10/ to £5; sulky, horse and harness. £21; spring cart, £10. At Westfield on Wedn«sdav we had an average yarding of fat stock, wh-ich sold at late quotations. Steers sold at from £5 Uβ to £9 15/; cows, £3 10/ to £5 17/6. ■Sheep were penned in full numbers, and prices adrcncpd. Prime wethers made up to 16/», others 12/9 to 15/3; ewes. 9/9 to 14/ a Lambs: Ertra well fatted, 13/ to 14/9; other sorts. 5/ to S./9. Pigs were yarded In small numbers. On Thursday we held our weekly sale of dairy and store stock. Dairy cows sold at from £3 10/ to £7; heifers, £3 12/6 to £6 la/; empty cows, £2 to £3 2/. On Saturday we held a clearing sale of Mr G. BlßJidford's live and dead stock. There was a large attendance and good prices ruled. Dtrfry -cows sold at from £6 D/ to £8 15/; heifers, £4 10/ to £6 10/: bay mares, £6 an<l £17 10/; disc harrows, £4 2/6; spring cart, £7 13/6; fowls, 1/4 to 8/2 each; chickens, Od to 1/6 each.

Horses.—At the Haymarket on Friday last we had a full yarding. Aged draughts realised from £20 to £32 10/; wagon and express class, £24 10/ to £35; buggy horses 2?£ 8 ' £U 5/ t0 £21 = "KM harness sorts, £, 10/ to £14 5/; gig ponies and ordinary riding sorts, £2 10/ to £11. The thoroughbred Octoroon realised 30 guineas: gig. pony, and harness, £22; single-seated buggy, £9; light trap, £12. On Saturday we held a special horse sale at Pukekohe and yarded more than the advertised number. Competition for sound young sorts was keen. Heavy draughts sold at from £26 to £33; wagon and express class, £26 to £29 10/; young farm hpraes, £20' to £28; buggy horses and hacks, £10 10/ to £21 5/; light harness sorts, £7 5/ to £18; gig ponies, £3 5/ to £12 10/; weeds, all prices; medium to heavy unbroken three to four-year-olds, £20 to £29; lighter sorts, £4 to £17 10/. Hides.—Ox, 6d to Bid; cow, 5Jd to 6Jd; cajf, 6d to.Oid; stags', 4d; damaged aides, Id 'to sid. Tallow, 19/ to 25/6. Horns, 3/6 to 15/. Horsehair, 1/3 to l/6i. Cowtail hair, IOJd. Skins.—Dry, 2/3 to 5/; damaged, 5d to 1/11; lambs' and pelts, 1/9 to 2/9; damaged, 5d to 1/4. On Wednesday there was an average yarding of fat cattle of choice quality. Prices, on the whole, were inclined to be firmer. Steers ranged In price from £5 10/ to £9 15/ and cows from £3 10/ to £6 15/. Calves were penned in moderate numbers, and met with a ready sale from 2/ to 42/, according to size and quality. Over 1500 sheep were penned. Extra choice wethers sold to 18/ for a few pens only, others 12/8 to 15/B; ewes, 8/ to 13/3. Lambs, plentiful, were easier. Prices ranged from 7/6 to 12/0'; 750 sold. There was a moderate yarding of pigs, and no Improvement in prices. Thursday's yarding comprised chiefly dairy cows. Competition was not so keen, and several were held over. Those near profit sold up to £8 5/ for best, others to f5 10/; well-bred 18-month heifers, £2 IV. COUNTRY .SALES. The Farmers' Co-operative Auctioneering Company, Limited, Hamilton, report as follows:— At Matiere on Tuesday we had a yarding of 730 head of cattle and 295 sheep. The cattle were as choice a lot as we have had yarded for a considerable time, the majority being forward well-bred steers, two and i a half years and upwards. All classes met | a ready sale, and -hardly a beast was passed. Sheep were not sold so readily, and only ewes found purchasers. About 800 wethers were passed in. Forward-conditioned three' and a-half year old steers made £5 11/ to £6 3/; a few fnt and forward four and five-year-old bullocks, £6 10/ to £7 10/; choice three-year-old steers, in good order, £5 to £5 7/6; two to two and a-half year steers, £4 to £4 11/; 18-month steers, to £3; twoyear heifers, £2 15/ to £3; fresh cows, £3 to £3 10/; fat cows, £4 to £4 10/; weaner calves, 18/ to 25/; small two-tooth ewes, 12/; fresh full-mouth ewes, 10/ to 11/8----ewes and lambs, all counted, 6/; cull ewes!
