(That the said land be leased to Ethelwynne Beatrice Simcox, the wife of William Martin Simcox, of Otaki, farmer, for a term of ten (10) years from the date of confirmation of lease at a yearly rental of £14, with right of renewal for a further 10 years at the same rental, the said lease to contain such other covenants, conditions, and restrictions as are usually and properly inserted in leases of land similar to the land in question. (a) He kawenata whakamana kia rahuitia ano ki nga Maori te mana mahi tuna i nga marama o te raumati o ia tau. (6) He kawenata whakamana i te Kaitango Riihi ki te whakahaere i nga awakeri katoa. (c) He Kawenata whakamana i nga kai - tuku riihi kia araia te kai-tango riihi kia kaua e whakahokia iho te hohonu o te wai o te roto i tona tikanga. (That the said land be leased to Ethelwynne Beatrice Simcox, the wife of William Martin Simcox, of Otaki, farmer, for a term of ten (10) years from the date of confirmation of lease at a yearly rental of £2 10s. with a right of renewal for a further 10 years at same rental, the said lease to contain such other covenants, conditions, and restrictions as are usually and properly inserted in leases of land similar to the said land and in particular, (a) A covenant in favour of the Native owners reserving to them the right of eeling during the summer months in each year. (b) A covenant in favour of the lessee allowing control over all drains. (c) A covenant in favour of the lessors preventing the lessee from lowering the lake below its usual level.)
