Auctions. FRIDAY, 25th SEPTEMBER, 1868. COUNTRY SECTIONS IN EYANS' BAY. Under the authority of an order dated 11th August, 1868, made by his Honor Mr Justice Johnston, Judge of the Supreme Court, Wellington District of tho colony of New Zealand. MESSES BETHUNE & HUNTER will offer for Leaso by public auction at the Exchange, on Friday, the 25th September, at 2 o'clock, Three Sections of Country Land situated in Evans' Bay, containing one hundred acres ouch, more or less, numbered respectively one, two, and threo on the plan of the district. The threo sections will be offered for leaso for a term of seven years, in ono block, at a yearly rentil of the highest advance bid upon the upset price of ton shillings per acre annual rental. The lessee will have to pay his proportion of any expenses it may be necossury to incur in keeping the fences between tho Town Belt' sections and adjoining country sections in a proper state of repair, and to pay any rates or assessments that may be imposed during the currency of his lease. The rent to be paid half yearly. Provision will also be made in tho lease for the express exemption and reservation of the rights provided for by acts of tho General Assembly of New Zealand and Provincial Cowncil of tho Province of Wollington, in and in respect of twenty acres of land, part of section number three in Evans' Bay district, in and when tho same shall be required and taken for the purpose of a patent slip, and for a suitable road or way to such land, if and when taken for that purpose. These sections are situated close to tho city of Wellington, they are almost ontirely enclosed, well covered with English grasses, and will carry a largo quantity of stock at all seasons of the year. There is a dwelling house and out-buildings and an orchard well stocked with fruit trees on section number three. MESSES 35ET1TUNK & HUNTER will offer for sale by public auction, at the Exchange, on Tuesday, the Ist December, 1868, at 2 o'clock, if not previously sold by private contract. That very valuable Run, known as the Castle Point Station, situated at a distance of 100 miles from the city of Wellington, on the main road to Napier and Auckland, containing upwards of 20,000 acres of l-.vnd ; 12,000 freehold, tho remainder hold under a Govern m on t lioenso ; bounded on the cast side by tho sea, having a frontage of fully six miles along tho const, the soul.h side adjoins the run occupied by tho Rev. J. C. Andrew, and is completely enclosed by a strong six and seven wire fence, the west side is bounded by the Whareama River, and the north side by tho Tinui River and a native reserve. Castle Point is tho only port on the East Coast between Wellington and Napier, it forms an excellent hnrbor of refuge, as vef sels can run in and lie at anchor in bad weather ; goods can always be landed ; last season obout, 400 bales of wool were shipped. There is a splendid site for an extensive town, which might easily be laid out, and also a considerable extent of valuable land, well adapted for suburbnn sections, arrangements have already beon made for reserving eligible sites for a church, sehoolhouse, parsonage, andcemetery, and a telegraph office has just been erected. There is a considerable population in the district, which is increasing rapidly. Castle Point is the most convenient outlet for the settlers recently located at tho Moroa farm settlement. Tho buildings attached to tho station comprise a very large and commodious well built dwelling house, 44x32, containing dining room, parlour, seven good bedrooms, storeroom, and large kitchen ; cottage, 24x18, containing threo rooms for overseer ; house, 28x19, containing five rooms for farm servants ; large and convenient woolshed, 68x15, with wool-press and shearing-pen ; storehouse, 15x11 ; dairy ; bakehouse ; butcher's shop 5 barn, 46x17 ; stable, 47x17 ; containing six stalls and three loose-boxes ; cow-shod ; calves-house and cart-shed, 24x16 ; fowl-house ; pig-styes ; boat-house ; largo and well arranged stockyard. All tho buildings have beon erected in the most substantial manner, nnd are in an excellent state of repair. Thoro are about fifty acres of land in close proximity to tho principal dwelling-house, enclosed and divided up into an orchard well stocked with valuable fruit trees, kitchen and flower garden, and five convenient paddocks, which have all been thoroughly ploughed up and laid down in English grasses. There is also situated at some distance from tke before mentioned block of buildings : — '■ One large House, 34x26, occupied as an Hotel, ■with Dwelling House, 31x12, attached, containing eleven rooms. One large Building, 32x15, occupied as a General Retail Store and Dwelling House, containing shop and four rooms. One Building, 68x16, used as a Wool-storo and Stable ; the first named capable of containing 200 bales of wool. One Building, 21x14, used as a Blacksmith's Shop. One Building, 32x14, used as a Boat-shed. A Block of Land containing about 1800 acres, situated ut one one! of tho Run, has been enclosed with a substantial post and four rail fence, and a good dwelling house containing six rooms, cottage for men, cow-shed, stockyard erected thereon, and two paddocks ploughed up. Sheep, cattle, horses, farm implements, household furniture, stores, boats, and a great variety of articles can bo taken at a valuation. A portion of the purchase money may remain on mortgage for a term of years at the ordinary rate of interest. The farm of 1,800 acres, the hotel, retail store, smith's shop, and boat-shed, are all let to respectable tenants, and produce a fair annual rental. .
