"P O R jg A L E , WITH IMMEDIATE POSSESSION, A REALLY GOOD FARM AND COMFORTABLE HOMESTEAD. Adjacext to Kawhia HAitßOtrit (the Chief Harbour betwacn Manukau & Wellington). MR. T. B. HILL'S FARM AT RUAPUKE, AOTEA, comprising about 900 ACRES, "with Dwelling-house, Barn, Granary, Stable, Cowsheds, and all other necessary Outbuildings, with Garden, Orchard, &c. ITS ADVANTAGES AS A HOME. It is situated almost close to the sea coast, on the south-west side of Ivarioi Mountain, near the two harbours of Aotca and Kawhsa. The climate is one of the most healthy, bracing and exhilirating in ISTew Zealand, where sickness is almost unknown. The neighbourhood must very shortly take a rapid stride that will increase the value of this property considerably. It is about six hours' ride or drive from Hamilton Railway Station ; fourteen miles from the port of Raglan, from which the Manukau may be reached in six hours by steamer ; and the nearest farm to Kawhia Harbour. SOIL, PHYSICAL, SOCIAL, & OTHER CHARACTERISTICS. The soil is chiefly a calcareous, sandy loam ; the grass and clover at all seasons of the year shows the productiveness of the soil. The various belts of ornamental natural bush, comprising karaka, puriri, ngaio, tarata, and other trees, give to the Estate quite a park-like appearance. It has within itself everything necessary to make a successful and comfortable home. It is well watered at the driest seasons ; contains valuable puriri and other timbers, limestone in abundance, sandstone and otlier stones, whilst bricks and lime have both been burnt on the farm. A very large portion of it is naturally securely fenced by the Toreparu River, whilst ths greater portion of the remainder is fenced in a most'substantial maaner with puriri rails and wire. It is admirably cut out by nature to keep cattle, sheep and pigs, the latter without being a, nuisance to any neighbours. The district school adjoins the farm, where also divine service is held by the clergy of all denominations, as well as Sabbath school. The district post office and store are but a short distance off, whilst game of all kinds, as well as salt and fresh water fish, are amongst the other advantages. Every information can be obtained at the Farm, or of X • Jts« JtjLiLL, CHEMIST, AUCKLAND. TERMS EASY.
