The term Df the Lease is for 50 years. The rent to be at a fixed rate per foot per annum for the first 25 increased by 50 per cent, for the remaining 25 years. The material conditions of the Lease are: Lessee to pay rates; lessee not to erect any buildings until plans and specications approved by the board; lessee to keep buildings in repair; lessee to insure against fire in joint names of himself and Board; insurance moneys to be expended in rebuilding; lessee not to excavate without consent of Board; lessee not to assign or sub-let without consent of the Board; lessee not to carry on offensive or dangerous trades; Board not to contribute to cost of fencing; power to Board to lay drains.
