NEW HOTEL PLANNED.

SYMONDS STREET BUILDING.

WORK TO START SHORTLY. Some lime ago plans were prepared for a modern hotel building to replace the old Queen's Hotel on the corner of Khyber Pass lioad and Symonds Street, and it lias now been decided to proceed with the work. A start will bo made immediately after tho Christmas holidays, the plans of the architects, Messrs. John Farrell and Son and Glover, having been finally approved. Tho new building, which is being erected to the order of the owners of the existing hotel, Messrs. Garland Brothers, will eventually be of eight storeys, one of the largest hotels in Auckland. At present only three storeys will be constructed, but the foundations will be permanent and provision will bo made to carry tho building to its full height as soon as there is a demand for additional accommodation. The structure will occupy frontages of 103 ft. to Khyber Pass Road and 60ft. to Symonds Street. The main entrance will bo on the larger frontage, and four shops will occupy the Symonds Street front.

On the ground floor will bo the administrative offices and the bar accommodation, which will be reached from entrances leading from both streets. The dining room, lounge, kitchen and attendant facilities will occupy the greater portion of tho first floor, whiio tho remainder of the building will be devoted to bedrooms. A portion of the bedroom accommodation will provide for suites with individual bathrooms. When tho building is completed thero will be 98 bedrooms.

In the basement will bo housed heating equipment and hot-water apparatus, while storage accommodation witn direct access to the shops on the ground floor will also be provided. A flat roof, to which both lifts and a stairway will lead, will afford a view of the city and harbour. When the hotel is completed two passenger lifts and a service lift will be installed.
