I Rhodes and Co., of Rissingfcon, to lay out into convenient farms, and sell by auction in March next, about — A^(\ AAA ACRES of that Estate \Jb V9\J \y V. ' being the portionnearest to Napier — care being taken that all existing buildings, fences, and improvements thereon be made available, and that each block be well watered and of easy access, and taking advantage of natural features and boundaries, to include low lands and downs so as to give each individual property every advantage to the purchaser. The fencing is all thoroughly substantial, and there are over 3000 acres ploughed on various parts of the portion to be sold. All has been sown with the exception of a few smaller blocks which will be ready for sowing tin's ?eason. The Rissington homestead block has many valuable improvements, cultivn-tion-paddocks, &c, a capital country seat, besides containing Mount M'Neill, one of the best grazing hills in Hawke's Bay. Mount Cameron is equally wellknown, being another block. The Ardlusse Downs are all fit for the plough. Hentle Annie and Sinithfield . Downs blocks contain also a large extent of lands ploughed and laid down in grass, but it is not within the limit of an advertisement to describe each of the blocks that will be sold. The "cutting-up" of this estate will be of immense advantage to this district, the present owners having consented to this course as a step toward realising on the ■whole of this magnificent property, rendered necessary by the death of one of the partners. Although Rissington Estate is so wellknown locally it is not out of place to state that it commences about 18 miles west from Napier. The lands, though varied in feature, are rich and on limestone formation, abundantly watered by springs and everrunning streams. The whole freehold comprises about 74,000 acres, on which though large sums have been expended in improvements, instructions are to put such a very moderate reserve on the portions offered (which include the longest inrproved lands) as must ensure sale. There are about 1000 cattle and 90,000 sheep and lambs now on the estate, the greater portion of which will be sold after tbe land sale, and will enable buyew to etock readily. Of the wool Messrs Balme and Co., brokers, London, report under date, 6th September, 1881 :— " We are glad to be able to opeak in terms of unqualified praise." A survey of tbe lands to obtain the acreage of each block will be made and plans issued as soon as this work is completed. A district branch railway line has for some time been contemplated from the trunk line near Pakowhai to Woodthorpe, a distance of about 15 miles. Woodthorpe is opposite the eastern extremity of the estate, from thence to Pukititri Bush there is a good road laid off, and £400 lately voted to complete this route to the Government reserve, containing a large supply of the finest timber in the colony — Totaraj Rimu, Matai, &c. TERMS— ! UPSET PRICE FROM £1 10s to £5 PER ACRE, the latter for home station blocks only. Ten per cent, deposit. Fifteen per cent, in one month. 'Xwenty-five per cent, in 2 years, at 6 per cent, per annum. Balance may remain for 7 years, at 6 per cent, per annum.
