KARORI THE BEAUTIFUL! - BEAUTIFUL KARORI! THE BEAUTIFUL— BEAUTIFUL KARORI! The name conferred by the whole of the people of Wellington upon this CHARMING SYLVAN SUBURB OF •THE EMPIRE CITY. "Cedar and Pine, and Fir and branching Palm, A sylvan scene! and, as the ranks ascend i Shade above shade, a woody theatre Of stateliest viow." GREAT AUCTION SALE OF TUB BANNATYNE ESTATE LANDS, BEAUTIFUL KARORI, Two Miles from the General Post Office. -| rr\ ONE HUNDRED AND -| r(\ lOU FIFTY iOU MAGNIFICENT BUILDING SECTIONS IN THE VERY CENTRE OF THE SUBURB. ON WEDNESDAY, 16th NOV., 1904, At 2.30 o'clock p.m. \ IN THE EXCHANGE LAND MART. No. 84, Lambton-quay, Wellington. MACDONALD, WILSON AND CO. are favoured with instructions to sell by public auction as above — 150*' ONEH X? DAND 150 ' Of the FINEST BUILDING biiUTIONS in the delightful SUBURB OF KARORI, forming portion of tho , original Estate of the late Major Monaghan. These Sections "are specially adapted for the erection of high-class Villa Residences. They face the main Karori road running between the City of Wellington and Karon, and seven new streets, named respectively Bcuuchanip, Cook, Spiers, Dasent, Tiadall, Henderson, and I'ufsell Crescent, and have areas ranging from oneeighth of an acre to four and a-half acres. A contract has been let for tho construction and formation of the streets,' which are all to be completed to the satisfaction ; of the Karori Borough Council, and to bp. maintained by the vondors for a period of six months after completion. The Sections are ull situato on wuat is known as ; the sunny side of the load, and the streets aro so laid out that nearly every houso to be erected will catch the sun from "rosy morn till dewy e\e." As to water, in addition to a first-class and never-failing stream there are several ! bpringd on the estate, and water can also be obtained at a short distance from the surface by sinking wells. ' The property is almost dead level along the whole fronlago to tho main road, rising gradually to tho back. From that quarter there is a splendid view of the Straits, To Aro, Thorndon, Kaiwarra, Petone, tho Hutt, and the wholo magnificent sweep of tha waters of Port Nicholson, < while in front lie the loveliest hills and vales in New Jicalaud, distant only two miles from tho General Post Offico in tho City of Wellington. The late Major Monaghan half a century ago specially selected the particular block now subdivided for sale as the best block in' ' Karori, and created a home there, in which he lived till his death. Tho land was ' originally bush, but has been for many years cleared and used as pasture. The soil is of most excollent quality, and will grow everything possible in garden and orchard. There is not a Section in the wholo block that will not make an admirable site for .the erection of a delightful home. As for Karori itself, this charming rural suburb has boen a favourite residential spot for the people of Wellington since the founding of the Wellington Settlement in the year 1840. In the year 1888 Karori received an enormous development by tho subdivision of the property of tho late Hon> John Johnston, M.L.C., on the southern side of the main road, and since that date Karori has never looked back. What was said about Karori in 1888 still holds good: "That the only drawback this charming suburb has is that there is no doctor in it. The unfortunato gentlemen of the medical profession who have tried to live at Karori declare solemnly that it is unequalled on the globe, for from January to December no one wants a doctor. Tho reason is not far to seek. Karori lies about 500 feet above the level of the sea. The air has a delightful lightness and crispness about it that makes the mere fact of oxietence a continuous pleasure, and it is admitted that Karori has, proportionately to its population, moro hale, hearty old people of great age in tho full possession of their faculties and energies than any other suburb in the colony." THE TERMS OF SALE will bo found unequalled for liberality and the convenience of intending buyers. They are as follows: — Ton per cent. Deposit at Sale. 'Fivo per cent, in Three Months. Fivo por cent, in Six Months. Fivo per cent, in Nine Months. Fivo per cent, in Twelve Months. The balance, say 70 por cent., to bo paid within fivo yeart, with interest from dato of sale at 5 per cent, per annum, but if buildings' to tho of the land purchased are commenced within three months from dale of sale and completed to the satisfaction of the vendors the whole of the purchase-money — save the deposit — may lie on mortgage for the period of fivo years. Buyers may pay the whole or any portion_ of their purohase-money at any time,* without notice, and intorest will cease immediately on the moneys so paid. Title— Land Transfer Act.
