UNIQUE AREA.

CITY BLOCK REVALUED,

HOSPITAL AND DOMAIN. Auckland's municipal "no man's land," an area of 218 acres comprising the public hospital and the Domain, which is not under the control of any local authority, has 'been revalued by the Valuation Department after a lapse of 19 years since the last valuation was made in 1922.

The total capital value of this area shows an increase from £542,170 to £953,010. Included in the figures are the valuations of the War Memorial Museum, the public hospital buildings, bowling and tennis premises and grounds near the lower end of Grafton -Road and the citv niprtuarv.

The area stands as an island in the Auckland metropolitan district, and is a remnant of the. old Eden County. It is ad-ministered mainly by a Domain Board, and the major portion of it is cared for by the City Council. The whole of the properties in this block are exempt from rates except the verysmall part used by sports bodies.

Two other areas hi the Auckland Province which have been revised by the Valuation Department in the past year are the boroughs of Otahuliu and Matamata. In Otahuliu the assessments total 17t)0. and it is expected that the total capital value of £1,721,000 before the revision will not show niuclr variation when the new figures are completed. With the progress of new building. including about 200 State houses, parts of the borough of Otahuliu have advanced rapidly, but against this has to be set the depreciation of existing buildings, which has 'been considerable.

At Matamata, where the total capital value was £.322.000 before revision, there have been fluctuations in parts of the borough, and the new total is unlikely to show much change. Jt covers .>l6 assessable properties. Xe\v valuation notices were issued just before Easter. The only borough for which a revaluation lias been definitely arranged to be carried out during the current year is Tauranga. The work in this be rough will be commenced about August.
