IMPORTANT SALE OF LAND ON HEDDON BUSH ESTATE.

Messrs Wright, Stephenson and Co-, associated with the National Mortgage and Agency Co.. Ltd., report having completed the sale, on behalf of Mr Donald Macdonald. of the remaining available sections on the Heddon Bush Estate. The particulars of the land sold are as follows : — Sections 16, containing 728 acres 3 rds 23 pis ; section 17 of 631 acre 3 0 rds 21 p'.s and sect : on 18 of 243 acres . 2 rds 30 pis, an aggregate of 1G53 acres 2 rds 34 pis The purchaser is Mr Ha-ry Smith, the well known contractor and farmer oti the New River, near Winton, m who-e capable hands tHe purchase is sure to turn out profitably. This sale concludes ihe settlement of all the freehold land, comprising about 12,090 acres, which belonged to Mr J. Tennant and wh : ch was bought from him just twelve months ago for subdivision purposes by Mr Macdonald. The selling of this estate m suitable areas for mixed farming, has proceeded without- the slightest difficulty and bad a much larger area been submitted to the. public all wou d have boen taken up at very good prices by the local settlers. Heddon Bush has always bo-ne a good reputation m Southland and portions of the original estate which Mr Tennant disposed of have turned out so well for the purchasers that there was no scarcity, of buyers when the remaining blocks were offered for sale. Within three months of being offered for sale privately nearly half of the property was taken up. There was very keen competition for all the deep wheatgrowing land but the best demind of all was for the deep tussock land whioh was looked upon not only as a very p •ofitable, but also as a very safe investment, and it is a pity that there is no more of such country available m that district.

The fact of prices for land being so firm and having always a tendency to advance, and this despite the large area thrown open for settlement during the past twelve month., c ni prising the Estates of Edendale, Waimea, Castlerock, Moa Flat, Heddon Bush, etc., is proof positive that agriculture m Southland is a profitable business. Indeed, considering that prices for good arable land m Southland are about less than half tbe prices asked for the same quality of land m Canterbury, while on the other hand prioes for agricultural produce such as meat, wool grain, butter, cheese, etc.. , m the South compare very favourably with Northern prices, it is not surprising to find such a healthy demand for Southland properties.
